1. What cookies are

Cookies are small text files placed on your device when you visit a website. Similar technologies — such as local storage and pixels — work in comparable ways. They let a site remember your actions and preferences, keep you signed in, and operate securely. Cookies can be set by us ("first-party") or by services we use ("third-party").

2. How we use cookies

We use cookies and similar technologies to:

• keep you signed in and secure your session;
• protect the Platform against bots, fraud and abuse;
• remember your preferences, such as your chosen language;
• understand, in aggregate, how the Platform is used so we can improve it — but only if you accept measurement in our cookie banner.

3. Categories of cookies we use

Strictly necessary

These are required for the Platform to work and cannot be switched off in our systems. They include authentication cookies and tokens that keep you signed in, and security tokens from our bot-protection provider that protect the site from automated abuse.

Preferences

These remember choices you make. For example, we store your selected language in your browser so the site opens in the right language, and we may remember your saved favourites on your device.

Measurement (analytics)

With your consent, we use Google Analytics 4 (provided by Google Ireland Limited) to understand aggregate usage — such as which pages are popular, how visitors navigate, and which features are used — so we can improve the Platform. These cookies (for example _ga and _ga_<id>) are set only after you accept measurement in the banner; if you choose essential-only, they are never set and no analytics events are collected. We configure this measurement to avoid identifying you personally, and you can withdraw your consent at any time.

4. Third-party services

Some cookies and tokens are set by the services that power the Platform:

• an authentication and hosting provider that runs the core platform;
• a security provider that protects against bots and abuse;
• a map provider that displays property locations;
• Google Analytics (Google Ireland Limited), which helps us measure how the Platform is used — loaded only after you accept measurement in our cookie banner.

These providers process data under their own privacy terms and act as our processors where they handle data on our behalf.

5. Managing cookies

You can control and delete cookies through your browser settings, and set your browser to warn you before accepting cookies or to refuse them. Blocking strictly necessary cookies may stop parts of the Platform — such as signing in — from working. To learn how to manage cookies, check your browser’s help pages.

In addition, our own cookie banner lets you accept or decline analytics: if you decline, no analytics cookies are set. You can change your choice at any time by clearing the eh_consent cookie in your browser, which makes the banner appear again on your next visit.
