Terms of Service

1. The service we provide

expathome.ge is an online marketplace that lets you discover, publish and enquire about residential and commercial property in Georgia. We provide the platform and, through certified agents, facilitate contact between buyers, renters, owners and developers.

We are not a party to any transaction between users. In particular:

• we do not own, sell, let or manage the properties advertised;
• we are not an escrow service, a broker of record, or your legal, tax or financial adviser;
• some listings are aggregated from publicly available third-party sources (see section 6).

2. Eligibility and accounts

You must be at least 18 years old and able to enter into a binding contract to use the Platform. Some features require an account.

You are responsible for the accuracy of the information you provide, for keeping your login credentials confidential, and for all activity under your account. Tell us promptly at contact@expathome.ge if you suspect unauthorised use.

3. Listing a property

When you submit a property you confirm that you are the owner or are authorised to advertise it, and that the information and photos you provide are accurate and lawful. You grant us the right to display, format and translate that content on the Platform.

Listings are reviewed before they go live. We may edit, decline, unpublish or remove any listing that is inaccurate, misleading, unlawful, duplicated or otherwise in breach of these Terms, and we may require a listing to be handled by a certified agent before publication.

If you choose to display your phone number publicly, you consent to that number being shown on your listing in the manner described in our Privacy Policy.

4. Agents and developers

Certified agents and developers listed on the Platform undergo a verification step but remain independent third parties responsible for their own conduct, licences and obligations. Certification does not make us liable for their acts or omissions. Agents and developers must keep their information accurate and comply with applicable law.

5. Contact details and anti-scraping

Contact information available through the Platform — including any owner phone number revealed to a signed-in user — may be used only to make a genuine enquiry about the specific property. You must not collect, scrape, harvest, resell or reuse contact details or listing data, or use automated means to access the Platform, except as we expressly permit.

6. Aggregated listings and takedown

Some listings are compiled from publicly available advertisements on third-party sources so that our users can search in one place. We index public information and mask advertiser contact numbers.

If you are an owner, advertiser or rights-holder and want such a listing corrected or removed, contact us at contact@expathome.ge or use the "Report a listing" form. We will review and act on legitimate requests.

7. Acceptable use

You agree not to:

• post false, misleading, fraudulent or unlawful content, or property you are not authorised to advertise;
• infringe anyone’s intellectual-property, privacy or other rights;
• misuse contact details, send spam, or harvest data from the Platform;
• attempt to disrupt, reverse-engineer, overload or gain unauthorised access to the Platform or its security features;
• use the Platform for money laundering, discrimination, or any purpose prohibited by law.

We may suspend or terminate access that breaches these Terms.

8. Intellectual property

The Platform, its design, text, software and the expathome.ge brand are protected by intellectual-property rights and belong to us or our licensors. You may use the Platform for its intended purpose but may not copy, reproduce or create derivative works from it without our permission. Content you submit remains yours, subject to the licence you grant us to operate the Platform.

9. Fees

Browsing and enquiring is free. Certain services — such as publishing, verification or promotion of a listing — may be subject to fees, which will be made clear before you incur them. Applicable fees are non-refundable except where required by law or expressly stated.

10. Disclaimers

The Platform and its content are provided "as is" and "as available". While we verify listings and work to keep information accurate, we do not warrant that the following are complete, current or error-free:

• listings, descriptions and photos;
• prices and availability;
• agent and developer details;
• information aggregated from third-party sources.

You are responsible for carrying out your own due diligence — including verifying title, price and legal status — before entering into any transaction. Nothing on the Platform is legal, tax, financial or investment advice.

11. Limitation of liability

To the fullest extent permitted by law, expathome.ge is not liable for any indirect, incidental or consequential loss, or for any loss arising from a transaction between users, from reliance on listing or third-party information, or from your use of or inability to use the Platform. Nothing in these Terms excludes liability that cannot be excluded under applicable law.

12. Indemnity

You agree to indemnify and hold expathome.ge harmless from claims, losses and expenses arising out of your content, your use of the Platform, or your breach of these Terms or of any law or third-party right.

13. Governing law and disputes

These Terms are governed by the laws of Georgia. The courts of Georgia have jurisdiction over any dispute arising from them, without prejudice to any mandatory consumer-protection rights you may have in your country of residence.

14. Changes to these Terms

We may update these Terms from time to time. The "Last updated" date above shows the current version, and continued use of the Platform after changes take effect means you accept them.
